The Town of Claremont’s Town Centre Precinct Structure Plan was approved by the Western Australian Planning Commission on 24 September 2024. The Town is now seeking submissions on the Amendment.
The approved Structure Plan removed draft proposals dealing with bonus development rights based on applicants providing community benefits, as analysis of the draft provisions indicated that the envisaged community benefits could not be appropriately funded by the additional development bonuses without significant additional development. Accordingly, the Structure Plan was approved with a slightly increased base level of development and the Town has been requested to initiate an amendment to the Structure Plan to provide for limited development bonuses.
In expectation of the final approved Structure Plan, Council initiated Amendment No. 1 to the Structure Plan on 22 April 2024 which proposes to introduce development bonus provisions for ‘Gateway’ and ‘Landmark’ sites in the Town Centre based on developments achieving enhanced design requirements which will improve liveability and sustainable outcomes for residents in the Centre. The amendment also proposes to restrict the application of further development bonuses through the consideration of community benefits.
